HOW TO LODGE VALID
OBJECTIONS TO THE
WNJPU’s PLANS
Since we reported the unbelievably unrealistic plans of WNJPU last week see “Look Out! The WNJPU is still behind you!” we have been asked by many people and a few organisations how they might make valid objections to the plans in their areas.  We have discussed this with a number of our colleagues and have the following suggestions to make.

We have provided a list of villages on the WNJPU’s list below.  If you click the link(s) that are relevant to where you live, you will be directed to the WNJPU site.  On their site, you will be able to select the individual plans for the your area.  When you select a plan, there is an opportunity to enter your comments (technical objections) in a box below the map.  We suggest that you decide how many items from the following list are applicable to your area and that you enter your selection (with tailoring for local circumstances).  You may copy and paste the list below, but please make sure you only use the items that are appropriate for your area.  The list of possible objections are:

1.
The area proposed may be in a flood risk area, given the increase in rainfall that is predicted as a result of climate change, this could make the land unsuitable for construction purposes.
2.
We have witnessed flooding in this area from time to time.  OR We can see that construction in this area is likely to cause flooding in surrounding areas.
3.
The present sewerage and drainage system is inadequate and cannot cope with more houses.  (Optionally) we have witnessed sewerage backing up in the road at certain times.
4.
The land proposed is on a gentle slope facing the river valley.  As such there is a high probability that the land may be unstable due to the natural effect of solifluction which has been experienced along other areas of the valley and is reported by consultants Tapsell & Wade and latterly by Halcrow to pose a risk to stability on slopes of 7 degress or more and land adjacent to such slopes..

The Secondary Schools in the area are over-subscribed.  Any expansion of housing will need to be accompanied by the construction of new school places in a nearby location that doesn’t exacerbate the need for additional transport.

The medical centres in this area are over-subscribed and waiting lists now extend for many days.  The addition of new housing will require the building and staffing of additional medical facilities.
7.
Each new house will result in 7 new vehicle movements per day.  (he concept of modal shift has not been successful in the UK).  The road network around this area is already congested and cannot cope with more vehicles without serious up-front investment.
8.
This area is nearby or within a recognised Air Quality Management Area, which means that the current level of pollution from traffic is unacceptably high and may be causing damage to the normal brain development of our children.  When an area is declared as an AQMA the Local Authority is duty bound to a) not allow anything to increase the pollution and b) to establish a plan for its reduction.  Construction of new houses and/or commercial properties in these areas or adjacent areas cannot therefore be viable because of the inevitable consequences to the health of residents.

ZONE 1 - The M1 corridor (between Junctions 15 and 16)
ZONE 2 - Victoria Promenade (an area encompassing a number of properties along Bridge Stree, Victoria Promenade and Victoria Gardens)
ZONE 3 - St James (an area encompassing a number of properties along St James Road, Weedon Road, Harlestone Road and adjoining streets)
ZONE 4 - Harborough Road (an area encompassing roads and properties fronting parts of Kingsthorpe Grove, Harborough Road, Cranford Terrace, Alexandra Terrace and Boughton Green Road)
ZONE 5 - A45 London Road (An area encompassing a number of properties overlooking the northbound and southbound carriageways of the A45, extending from Woodland Road to the Queen Eleanor interchange)
ZONE 6 - Campbell Square  (An area encompassing a number of properties located at the junction of Grafton Street, Campbell Street, Regent Square and Barrack Road)
ZONE 7 - Barrack Road (An area encompassing a number of properties fronting Barrack Road
